Start With Your Maitland Block
Storey choice should follow site feasibility, not the other way around. Total land area alone doesn’t tell you much. Frontage, setbacks, easements and garage width all eat into what you can build, and a large single-storey design that looks fine on paper might not fit once these are accounted for.

A sloping block is also a large part of the equation. Cut and fill, retaining walls, drainage and driveway gradient can add cost regardless of storey count, and on some sloping sites a split-level design suits the land better than a standard layout, which calls for a proper site assessment.
It also helps to clarify your outdoor priorities. A large backyard, a future pool, side access, or room for kids and pets will point toward a different footprint and storey count.
When a Single Storey Home May Suit You Better
Single-storey living suits households where step-free movement is a large factor in your house design. There are no stairs to navigate, which helps young families, anyone with reduced mobility, and the aging population. Furniture is easier to move, and open-plan living makes supervising small children easier.
The trade-off is a larger ground footprint. On a smaller block, that can mean less yard space, and a poorly planned larger home can end up with long hallways instead of a useful living area.
Single-storey homes often suit downsizers, families prioritising accessibility, buyers with wider blocks, and households looking at acreage home designs where land isn’t the constraint, as it is closer to town.
When a Double Storey Home May Suit You Better
A double storey home can deliver more floor area without using as much of the block, a real advantage where backyard space is tight. Bedrooms upstairs and living areas downstairs separate sleeping and living zones, which young families and households with teenagers appreciate.
The advantage is the stairs themselves, plus the extra structural complexity of a second storey. Moving furniture between floors is trickier, and there can be a noticeable temperature difference between levels if the design isn’t managed well.

Which Costs More to Build?
No fixed figure reliably says a double-storey house costs more than a single-storey house the same size, since it depends on what’s being compared: the same floor area, the same bedroom count, or two entirely different plans on different blocks.
Double-storey cost drivers include scaffolding, structural framing, and the staircase, which can extend the build timeframe. Single-storey costs include a larger slab and roof area and may require a larger block to accommodate the floor area you want.
Rather than comparing base house prices, compare the whole project: land cost, site preparation, the house design, modifications, external works, landscaping, driveway and retaining. With young children, think about stair safety, how close parents’ and kids’ bedrooms should be, and how much visibility you want between the kitchen, living area, and yard.
For teenagers, guests, or working from home, a separate upstairs retreat can be useful, along with acoustic separation and a ground-floor multipurpose room.
If this is meant to be a longer-term home, plan now for a ground-floor bedroom and bathroom and step-free entry, even if stairs aren’t a concern today. Retrofitting accessibility later is far more disruptive than planning for it from the start.
Energy Efficiency, Comfort and Maintenance
Neither design is automatically more energy efficient. Performance comes down to orientation, window placement, shading, insulation and glazing, not storey count. NatHERS assessments consider a home’s design, orientation, materials and local climate to produce a thermal rating, while BASIX sets minimum sustainability requirements for new NSW residential development.
Upstairs rooms in a double-storey home can need careful shading to manage heat, while a large single-storey layout has its own heat distribution challenges. West-facing glazing needs attention in both designs.
Maitland Planning Considerations Before Choosing
A double-storey home isn’t automatically suitable for every Maitland block. The Maitland Development Control Plan 2026 took effect on 14 April 2026, replacing the 2011 plan. Where no separate mapped height control applies, it allows up to two storeys for dwelling houses, and requires designs to respond to topography, privacy, visual bulk and overshadowing.
Side setbacks often need to increase as building height increases, so the applicable building envelope needs to be checked against your lot. A floor plan that fits your lot width doesn’t automatically mean the full design will be approved, and upper floor windows need appropriate positioning or screening.
Developer covenants, easements, flood controls, bushfire and heritage requirements can also affect what’s achievable, so get advice on your lot rather than interpreting the DCP yourself.
